Pioneer performed a PCA of a large commercial facility located in Northbrook, Illinois. The condition assessment was conducted in conjunction with a Phase I ESA to establish the total facility capital needs over the next 30 years. By analyzing the remaining useful life of various building components, the capital costs of maintaining the building were optimized in conjunction with an environmental remediation project at the subject building which provided an overall figure for expected property maintenance costs.
